Syntrus Achmea Real Estate & Finance, on behalf of the Achmea Dutch Health Care Property Fund (ADHCPF), has purchased 44 intramural housing units in Arnhem, intended for residents with mild intellectual disabilities. The new complex, including communal areas, will be leased to the Siza foundation for a long period.
The residential units on the Eimerssingel in the Malburgen district consist of studios of around 37 m2 and two-room flats between 44 m2 and 51 m2. Each unit has its own sanitary facilities and kitchenette. The larger flats are also suitable for couples. There is an office for assistance on all floors.
The residential facilities meet the functional requirements for independent living with care and assistance and can be used alternatively. Day care areas, living rooms and meeting rooms are located on the ground floor and have their own entrance. The day care area is for Siza clients who come from the immediate vicinity.
The construction of the complex has already started. The building is scheduled for completion in the second quarter of 2022 and will have an energy label A and an average GPR score of at least 7.5.
"The purchase fits in with the AHHCPF's strategy of investing in inclusive neighbourhoods where people with and without a care requirement live and work together," says fund manager Daan Tettero. "In addition, with this development we are contributing to the further renewal of the Malburgen district."
